You can access the TNGLMS by visiting the official portal at https://tnglms.in and
logging in with your credentials. Citizens can sign up for access to land records,
transaction history, and other services.
The TNGLMS portal provides services such as land parcel information, mutation
status, land-related applications, land encumbrance certificate downloads, and more.
After logging into the portal, navigate to the "Land Records" section. You can
search for land records using your district, taluk, and survey number details.
To apply for land mutation, log in to the TNGLMS portal, select the "Land Mutation"
service, fill out the necessary forms, and submit the required documents. The system
will provide status updates throughout the process.
Typically, you will need documents like sale deeds, property tax receipts, and
Encumbrance Certificates (EC). Specific documents may vary based on the type of
mutation.
After logging into the portal, go to the "Encumbrance Certificate" section, enter
the required property details (such as district, taluk, survey number), and download
the EC in PDF format.
Yes, TNGLMS allows land leaseholders to apply for lease renewal online. Navigate to
the "Lease Renewal" service in the portal, submit your lease details, and upload the
required documents.
You can track the status of your applications by logging into the TNGLMS portal and
visiting the "Application Status" section. Enter your application number to view the
current progress.
If you face any technical issues or have inquiries, you can contact the support team
through the "Contact Us" section on the portal. You can also find helpline numbers
and email addresses for assistance.
Currently, the TNGLMS portal is available as a web-based application. Please check

TNGLMS offers options for filing land dispute cases digitally. You can log in,
submit a dispute resolution form, and follow the instructions provided by the
authorities for further proceedings.
You can retrieve your forgotten username or password by using the "Forgot Password"
option on the login page. An email or SMS with recovery details will be sent to your
registered contact information.
Land ownership transfer services are currently not available for direct application
through TNGLMS. However, land records and mutation requests can be submitted, which
indirectly assist in processing ownership transfer.
To register, visit https://tnglms.in, click on the "Sign Up" button, and follow the
instructions to create an account. You will need to provide personal details and
land-related information for verification.
Before entering a no-internet zone, the VAO must:
a1. Ensure the first login to the VAO app is done with internet.
a2. If the mobile phone has security features like Thumb Impression, Pattern, or Passcode, the VAO can use these for subsequent logins — no need to re-enter email ID or phone number.
a3. Ensure Land, Utility, and Department master data is synchronized, and required dropdown options are loaded in the data entry form.
b. In offline mode, only the Data Entry page is accessible via the app’s sidebar. All other features require internet connectivity.
